 Background: The structure was a new home built on the site of an old lakefront cottage. The owner contacted me prior to building of the house and the owner was given a copy of "Do's and Don'ts" which she shared with the General Contractor and the owner instructed the General Contractor advise the sub-contractors to follow the "List of Do's and Don'ts". On this one basement floor the sub-contractors violated just about the entire list. The following is a summary of the problems I encountered.

 When I was brought in to stain the basement floor I found that the baseboard moulding had already been installed. The baseboard moulding had been varnished in place resulting in a line of varnish contacting the floor along the base of the moulding and drips of varnish from the brush in random areas through out all of the floors. In the center of one floor there were circles caused by placing the varnish can directly on the surface of the floor. There were blue paint drops located through out. One wall had been constructed in place and then later moved over about four inches resulting in nail holes and gouges in the concrete that had to be repaired. On the outer walls there was overspray on the floor from spray on insulation. There were two four inch circular holes that had to be filled prior to staining. Glue mastic was found where an exsisting part of the wall had been removed. Finally there was black magic marker and red grease pencil drawings on the floor that had to be removed. Fixing these problems took 12 man-hours to repair (Note: Some varnish could not be removed) and added cost.  

 
Before staining: Closet floor has varnish, blue paint and plaster.
After staining: Floor has white dots where residual varnish could not be removed.
